To the price of the construction of the property itself, you should add the price of the plot and the taxes on top of the price.
Here is an example of a calculation to give an approximation of how much it would cost to build a 900 m² house plus 400 m2 underground on 9.000 m² plot in La Zagaleta:
First of all you have to choose and buy a good plot of land. Lets say the plot cost €4,400,000 (In this example, you will pay €400-€500 per m² of land) without purchase taxes.
The price of the property would be:
If you take the minimum per m², you are looking at €2,500/m² (m2 all floors average) x 1,300m² = €3,250,000. Most terrains here are steep so most of the times you need a good retaining wall, which costs around €300,000. Then, you can add €130,000 for the landscaping of the garden and €120,000 for a fully fitted kitchen. If you consider architect and project management fees, licenses, technical and geological reports, taxes and building permits. All this could be an extra €350,000, which brings the total to €4,150,000.
You would be looking at €4,400,000 + €4,150,000 (€8,550,000) + purchase taxes, which brings you to a final price around €9.000,000.
To finish it you should furnish the home with high-end furniture that reflect the exclusivity of the property. And, remember that the building process can be stressful, but very gratifying and you can easily duplicate your investment.
