Costa del Sol Property.

THE COSTA DEL SOL (The Sunshine Coast) is a region in southern Spain, in the autonomous community of Andalusia, consisting of coastal towns and villages along the Mediterranean coastline of the province of Málaga.

Small fishing villages

Historically, the population lived in the small fishing villages, and in the “white” villages inland a short distance from the coast. The area was discovered and developed to meet the demands of international tourism from the 1950s onwards and has since become a popular destination for foreign tourists. Not only for the beautiful beaches and bays, but also for the local culture. The area is particularly famous for places like Marbella, which has given the Costa del Sol a reputation as a playground for celebrities and the super rich.

The Costa del Sol, also known as the Sunshine Coast, is a beautiful area in the southeastern region of Spain, specifically within the autonomous community of Andalusia. It encompasses a cluster of enchanting seaside towns and communities that span the picturesque Mediterranean shoreline, situated within the province of Málaga.

The Costa del Sol emerges as a highly sought-after Spanish tourist spot, situated amidst the less frequented Costa de la Luz on the west and Costa Tropical on the east. Not only does it captivate vacationers with its year-round sunshine and pleasant climate, but it also entices Europeans seeking a healthy lifestyle alternative and individuals aiming to capitalize on its thriving holiday rental market. Moreover, it remains a favored destination for those searching for a second home.

From the eastern cliffs of Maro to the western point of Punta Chullera, this remarkable coastal stretch unfurls along the Costa del Sol. The region finds itself enclosed by majestic mountain ranges within the Penibaetic System, such as Sierra Alpujata, Sierra Blanca, Sierra de Mijas, Sierra Bermeja, Sierra Crestallina, and Los Montes de Málaga to the north. At the same time, the glistening Mediterranean Sea borders it to the south.

Blessed with a varied terrain encompassing stunning coastlines, cliffs, estuaries, bays, and dunes, the Costa del Sol compares to southern California due to its captivating scenery, favorable climate, and geographical features. Like its counterpart across the ocean, it enjoys year-round warmth and boasts an average annual sunshine duration of approximately 3,000 hours. Moreover, this region proudly hosts Europe’s esteemed tourist resorts and is renowned for hosting some of the globe’s most luxury residential neighborhoods.

Within the Costa del Sol, you’ll discover the province’s capital city, Málaga, as well as an array of charming towns, including Torremolinos, Fuengirola, Manilva, Mijas, San Pedro de Alcántara, Casares, Estepona, Rincón de la Victoria, Benalmádena, Marbella, Vélez-Málaga, Nerja, Frigiliana, and Torrox.

History

The origins of human settlement in the region can be traced back 2,800 years. Around 770 BC, the Phoenicians established their colony Malaka in the area, eventually leading to the name Málaga. Derived from the Phoenician term ‘Malac,’ the name Málaga signifies ‘to salt.’

The Guadalhorce River served as the settlement site for the Phoenicians, who established a major fish-salting center there. In the 6th century BC, the region fell under the dominion of ancient Carthage from North Africa. Subsequently, starting from 218 BC, the area came under Roman rule. By the 1st century, the region we recognize as the Costa del Sol had become federated with the Roman Empire.

As the Roman Empire’s power waned in the 5th century, Hispania Baetica faced invasions from Germanic tribes and the Byzantine Empire. Consequently, the southern coast of the Mediterranean fell under the rule of Visigothic Spain from the 5th century until the Muslim Arab conquest of Hispania took place between 711 and 718. In 1026, the city of Málaga became the capital of the Taifa of Málafa, an autonomous Muslim kingdom governed by the Hammudid dynasty.

In 1487, the Catholic Monarchs successfully conquered Málaga. During the 18th century, trade emerged as the primary source of prosperity in the province, with wine and raisins being the key exports. The rise of a business-oriented middle-class population in the 19th century sparked a fruitful economic boom. However, by the 1880s and 90s, Málaga’s previously thriving economy started to decline.

The crisis and its subsequent repercussions, such as job losses, business closures, and a decline in overall economic activity, brought about significant social upheaval. Faced with these challenges, many residents began exploring alternative means of sustaining their livelihoods. Even during this period, tourism was gradually emerging as a viable alternative source of income.

In 1897, a collective of influential people in business from Málaga recognized the wealth-generating potential of tourism and established La Sociedad Propagandística del Clima y Embellecimiento de Málaga. They aimed to formulate a comprehensive strategy for the region’s economic development, emphasizing tourism significantly. Through their promotional campaigns that highlighted Málaga’s exceptional climate, the city began to draw sufficient tourists and winter visitors, thereby alleviating the economic downturn.

During the early 20th century, the eastern region of Málaga witnessed the opening of Baños del Carmen beach, catering to tourists. This was soon followed by establishment of the Torremolinos golf course in 1928.

In 1933, the grand opening of Hotel Miramar took place in Marbella. The visionary owners actively marketed the hotel and the city, Marbella, to French and English visitors, utilizing the terms “Sunny Coast” and “Côte du Soleil.” Through this promotional effort, the Costa del Sol acquired its present-day name.

The ascent of Marbella to prominence took place in the aftermath of World War II. Ricardo Soriano, the Marquis of Ivanrey, relocated to Marbella and played a pivotal role in its popularity among the affluent and renowned. In 1943, Soriano purchased a country estate named El Rodeo, situated between Marbella and San Pedro. He developed a resort known as Venta y Albergues on this property, marking the beginning of the Marbella we are familiar with today.

Prince Alfonso of Hohenlohe-Langenburg, the nephew of Ricardo Soriano, acquired an additional estate known as Finca Santa Margarita. In 1954, this estate was transformed into the renowned Marbella Club, swiftly becoming a prominent gathering place for movie stars, business executives, and nobility.

During the 1950s, Torremolinos made concerted efforts to entice international celebrities, including renowned figures such as Grace Kelly, Ava Gardner, Marlon Brando, Orson Welles, Brigitte Bardot, and Frank Sinatra.

In the 1960s and early 1970s, the Costa del Sol experienced a significant tourism surge, leading to the region’s rapid transformation. The growing popularity of Torremolinos as a tourist hotspot had a cascading effect on neighboring municipalities like Benalmádena, Fuengirola, and Mijas. The formerly tranquil fishing villages along the Costa del Sol quickly evolved into vibrant cosmopolitan destinations. Construction witnessed an unprecedented boom as tall buildings, hotels, houses, and apartments sprouted up astonishingly.

The Costa del Sol greets numerous tourists and expatriates annually, establishing itself as a global sanctuary for visitors from various countries. It has evolved into a sought-after destination for individuals from the United Kingdom, Germany, Scandinavia, France, and Italy.

Europeans gathered in great numbers to pursue an enhanced quality of life in this region. Consequently, prestigious private international schools have thrived along the coastline, specifically designed to cater to the requirements of foreign individuals who have chosen to settle in the area with their families. These exclusive educational institutions provide exceptional learning opportunities in various languages, such as French, English, German, Danish, Norwegian, Swedish, and Finnish.

Certain regions along the Costa del Sol provide a wide array of conveniences, encompassing food markets, specialty shops, and various services tailored to accommodate the foreign cultures that have embraced the Costa del Sol as their residence. Blended with the distinctive Andalusian charm, the Mediterranean diet, and the delightful climate, it genuinely represents an idyllic home away from home within a multicultural setting where everyone coexists joyfully alongside one another.

  • Nerja.

Eastern Costa del Sol is a great place to get away from the busy beaches further west. The resort town of Nerja is located about 54 Killometers east of Malaga, with 16 kilometers of white sand beaches and sparkling waters. Once a small fishing village, Nerja has maintained a lot of its original character, though the town is constantly growing. The town centre remains remarkably unchanged. Full of whitewashed homes with geranium-lined windows, the narrow streets of Nerja still feel like the fishing village it once was. Despite the wonderful charm of the city center, the city’s most remarkable feature is its famous Balcón de Europa (‘Balcony of Europe’), a wide avenue that runs along a towering cliff and just outside Nerja are the have to seen Cuevas de Nerja (Nerja Caves)

  • Malaga.

  • Torremolinos.

  • Benalmadena.

Benalmadena is located to the west of Malaga and Torremolinos, although due to the expansion of both Benalmadena Costa and Torremolinos there is little distinction in terms of distance between the two. Benalmadena’s tourist explosion occurred later than Torremolinos’ and it has managed to avoid some of the uglier large concrete developments of the 1970’s. Make no mistake though: this is still the heart of tourist country with crowded beaches, an abundance of British bars and restaurants to cater for most tastes.

Marbella is the choice of the rich and famous. The resort is large and stylish, with around 28 km of beaches. Set against the stunning backdrop of the ‘La Concha’ mountain Marbella is a mixture of old and new, with stylish apartments lining the seafront while typical Andalusian houses are to be found along the picturesque alleys of Marbella’s Old Town. A favourite area to visit is the beautiful Plaza de los Naranjos in the Old Quarter, meaning ‘Orange Plaza.’ It is aptly named and especially beautiful when the orange blossoms are in bloom, and is also surrounded by restaurants and cafés making it a perfect place to unwind and watch the world go by.

The value of a villa on Costa del Sol

For villas for sale, location is the most important, with views and privacy as close follow-up. Condition and style can make a difference in popularity and price, but are often overshadowed by its potential. Many areas also have a top limit for what a villa for sale is worth, which is hard to exceed. Be careful with luxury villas in non-luxury areas, villas with no privacy, and villas with road noise. In Avante Real Estate Marbella we have had many clients walk away from a perfect villa, because of noise. Beachfront villas are difficult to come by, and often over priced compared to the surrounding area. Certain areas have a reputation which carries a lot of value for the properties for sale. Examples are La Zagaleta, Sierra Blanca, Cascada de Camojan and Puente Romano. In these areas you pay extra to be part of an exclusive community, but it also positively affects the value of your property.

The value of an apartment on Costa del Sol

When it comes to apartments for sale, the picture is more nuanced. Location is again important, but it is not the deciding factor for the price of apartments for sale. The biggest factor is the level of luxury the apartment complex offers, together with the location. And with location refers to its distance to golf, beach or the mountains, not the actual area. Another very important element is the age of the complex, where newer apartments have a clear advantage. The size of the apartment, rooms, views and terrace size all play a role in the property value. Since buyers all have different criteria, these elements rarely define the value alone. In Avante Real Estate Marbella we can help you figure out which complexes are most suited to you!

To summarise, the value of a property in Spain, and on Costa del Sol in particular depends on many different elements. The more you know, the easier it is to find the right property. We are always happy to offer our advice, and to answer any questions you might have.
